BCA Periodic Facade Inspection

Drone and AI facade inspection for Periodic Facade Inspection

Singapore buildings over 13 metres tall and 20 years old need a facade inspection every seven years. Kodifly captures the whole facade by drone, flags cracks, spalling, stains and other visible defects with AI, masks images of residents and gives your Competent Person a dated, located report pack to review.

Every seven years, in four steps.

  1. Notify

The Competent Person notifies BCA, and occupants get notice.

  2. Fly

The drone captures every elevation, with close-ups where needed.

  3. Detect

AI flags defects and masks people, and each finding is located.

  4. Review

The Competent Person reviews the pack and proposes rectification.

Review findings, not hours of footage.

Each defect is pinned on the elevation with its image and date, so the Competent Person goes straight to what matters. Rectification is tracked in the same record until it is closed.

Facade inspection questions

Who needs a Periodic Facade Inspection?

Owners of buildings more than 13 metres tall once they are more than 20 years old, every seven years, from 1 January 2022. Landed houses and temporary buildings are exempt. The owner appoints a Competent Person, who is a Professional Engineer or Registered Architect with a Certificate in Facade Inspection.

Can drones be used?

Yes. BCA allows drones for the visual inspection when an accredited unmanned aircraft system service provider operates them and the Competent Person notifies BCA first. The Competent Person, or a supervised Facade Inspector, must be present and must personally review all outputs.

Does Kodifly deliver drone and AI facade inspection?

Yes. Kodifly delivers the AI defect detection, resident masking and report pack from drone capture, working with the operator your Competent Person engages.

What about residents' privacy?

BCA's technical reference asks for images of residents to be anonymised, for example by masking, and for at least three days' notice to occupants. Kodifly masks people in the report images.

Why use a drone?

There is no gondola and no work at height. BCA says drones make inspection safer, more efficient and less labour intensive.
